Valuation, opinion of value or expert appraisal: what is the difference for your chalet?

When you want to know the value of your chalet, three approaches are possible: a valuation by an agency, an opinion of value, and a formal property appraisal. These terms are often confused, yet they cover very different realities. Here is how to choose the right approach for your situation.

Valuation by a real estate agency


A valuation carried out by a real estate agent is the most common and most suitable approach if you are considering selling. It is generally free, with no obligation, and is based on knowledge of the local market, the comparables method and a visit to the property.

The agent draws on recent transactions they have completed or are aware of, on notarial data, and on their hands-on experience. In Chamonix or Saint-Gervais, this local expertise is irreplaceable: price ranges vary considerably from one neighbourhood to another and depending on the nature of the property.

An agency valuation has no legal standing. It is indicative and serves as a basis for setting the sale price.

Opinion of value


An opinion of value is a more formalised document than a verbal estimate. It is drawn up by a professional (real estate agent or notary) and details the methodology used, the comparables selected, and the factors influencing the value of the property.

It can be useful in certain wealth management situations (separation, division of assets, preparation of an inheritance) without the need for a certified appraisal. It remains, however, a document of professional opinion, with no binding commitment or legally enforceable standing.

Formal property appraisal


A formal appraisal is carried out by a certified property expert (often a member of the REV, Royal Institution of Chartered Surveyors, or a French chamber of experts). It produces a complete, methodological and documented appraisal report that has legal standing and can be enforceable.

It is required in several situations:
- Inheritance and gifts (for tax declaration with the tax authorities)
- Legal disputes (divorce, conflicting joint ownership, litigation)
- Obtaining a mortgage-backed loan from a private bank
- Valuation of real estate assets within a wealth management structure (SCI, holding company)

A formal appraisal is chargeable (fees often between €1,000 and €3,000 depending on the complexity of the property) and takes longer than a standard valuation.sa

For a sale, an agency valuation is more than sufficient — and it is free. For a standard wealth management situation (knowing the value of your assets, preparing a transfer), a formalised opinion of value is often enough. For significant legal or tax issues, a certified appraisal is essential.
