Living space or plot size: what really counts for a chalet?

When discussing the valuation of a chalet, the question of the respective weight of living space and land regularly comes up. The answer is not as straightforward as one might think, and in the Mont-Blanc valley, land occupies a particularly important place.

Living space: the foundation of value

Living space remains the primary basis for valuation calculations: it is from a price per m² adjusted to the property's characteristics that value is built. In Chamonix, depending on the area and quality of features, this price per m² can range from €6,000 to €15,000 or more for exceptional properties.

But living space alone is not enough. Two 180 m² chalets in Chamonix can have very different values depending on their location, orientation, condition and — precisely — their land.

Land: a scarce asset with high potential

In the Mont-Blanc valley, land is extremely constrained. Chamonix's local urban plan is one of the most restrictive in France for mountain areas: buildability is limited, protected natural areas are numerous, and additional building rights are a rare commodity.

In this context, private land around a chalet has an intrinsic value that goes beyond its mere surface area. It guarantees privacy, the absence of shared walls, and sometimes the possibility of an extension or outbuilding — which is very difficult to obtain in a tight market.

When land represents a significant share of the value

For chalets on large plots (more than 1,000 m² of land) in sought-after areas of Chamonix or Saint-Gervais, the land can represent 20 to 40% of the total value. This proportion increases further when the land has residual building rights — an increasingly rare situation in these communes.

Mistakes to avoid

Overvaluing a large non-buildable plot

A large plot in a natural zone (Nj or N) does not have the same value as a plot of the same size in a buildable zone. A 2,000 m² garden in zone N is a pleasant living environment, not a construction opportunity.

Undervaluing a small plot in a rare area

Conversely, 300 m² of flat, enclosed and well-oriented land in a dense area of central Chamonix represents a rare and precious asset. Its value must not be overlooked in the valuation.
