High-end interior of a luxury alpine chalet garage with ski storage and wooden beams

Garage, ski room, spa: the features that genuinely add value

In the high-end alpine chalet segment, certain features have moved from the status of luxury option to expected standard. Garage, ski room, spa, sauna: their absence can become a dealbreaker for some buyers, while their presence represents a measurable market advantage.

The garage: essential in the mountains

In an alpine region where winter can last 5 to 6 months and snowfall is abundant, a garage is not simply a comfort — it is a practical necessity. For a chalet in Chamonix or Saint-Gervais, the absence of a garage is perceived as a significant shortcoming by buyers, and can justify a discount of €20,000 to €50,000 depending on the size and rarity of the property.

A heated double garage with an electric vehicle charging point is now the luxury market standard. A simple covered, unheated parking space remains appreciated but generates a smaller premium.

The ski room: the criterion for skiing families

A well-designed ski room — with dedicated storage space, ski racks, boot dryers and ideally direct access from outside — has become a distinctive feature for buyers whose primary motivation for purchase is skiing.

Its presence provides reassurance about the property's functionality for intensive mountain use. It eliminates the need to store skis and boots in the chalet's entrance hall. On the market, a well-equipped ski room represents added value estimated at between €15,000 and €40,000 depending on the configuration.

The spa and sauna: wellness as a selling argument

A wellness area (spa, indoor or outdoor hot tub, sauna, fitness room) is particularly valued in chalets targeting UHNWI buyers or purchasers wishing to generate a return through high-end seasonal rental. These features consistently top the criteria of luxury tenants.

The impact on value is significant in the segment above €1.2M, where buyers compare your property to upscale hotel residences. Below this threshold, the effect is more modest but remains positive.

Outdoor hot tub: the photographic asset

An outdoor hot tub with mountain views has become an iconic feature of luxury chalet listings. Its market value is significant — notably because it generates memorable listing photographs that accelerate enquiries and viewings.
