DPE Rating and Insulation: The Real Impact on Your Chalet’s Valuation

Energy performance has become a central criterion in property valuation. For alpine chalets, often built before modern thermal standards, the stakes are considerable: a poor EPC rating can penalise the value and complicate the sale.

The regulatory framework in 2026

Since the French Climate and Resilience Act of 2021, EPC-related obligations have been progressively strengthened. From 2025, properties rated G can no longer be rented out. In 2028, F-rated properties will join this list. These deadlines have a direct effect on resale value: a buyer anticipating significant works obligations will factor these costs into their negotiation.

The particular situation of older chalets

A large proportion of chalets in the Mont-Blanc valley were built between 1960 and 1990, with insulation standards far below current requirements. Timber — a noble material but a poor insulator in traditional construction — and the large bay windows of the 1970s often generate EPC ratings of E, F or G.

For these properties, energy renovation represents a significant investment but with a double return: an improved EPC rating (which directly increases the property's value) and reduced heating costs (a strong argument for buyers).

How much is a good EPC rating worth?

National studies and observation of the local market converge: at equivalent location and characteristics, a property rated A or B sells on average 5 to 15% more than a property rated D or E. The gap widens further between a C-rated property and one rated F or G, where the discount can exceed 20% in some contexts.

Insulation, heating and EPC: how to improve your rating?

- Loft insulation (the most cost-effective measure, quick payback)
- Replacement of joinery with double or triple glazing
- Wall insulation from the inside or outside (more costly but very effective)
- Replacement of electric or oil heating with an air/water heat pump
- Installation of a wood-burning or pellet stove as a complement

The EPC in the sales strategy

Before putting your chalet on the market, we recommend carrying out an energy audit to identify priority works and their impact on the EPC rating. In some cases, a few thousand euros of targeted works can move a property from F to D, with a significantly positive impact on the estimated value.
