Chalet in Need of Renovation: What Discount to Expect on Your Chalet’s Valuation?

Selling a chalet that requires works is a common situation in the Mont-Blanc valley, where many properties were built in the 1970s-1990s without significant renovation since. The question of the discount is central: how much will buyers deduct, and how should you respond as a seller?

How do buyers calculate the discount for works?

The classic method involves starting from the value of an equivalent property in good condition, then deducting the estimated works budget — increased by a coefficient representing the constraint, risk and timelines that the works impose on the buyer. This coefficient is generally 1.2 to 1.5 times the cost of the works.

In other words: if your chalet needs €150,000 of works to reach market standard, the buyer will often deduct between €180,000 and €225,000 from the price. They factor in not only the cost, but also the uncertainty (quotes are rarely final), the timelines (one to two seasons without being able to enjoy the property) and the constraint of managing a building project remotely.

Which works generate the largest discount?

- Roof to be replaced (high cost, visible, safety priority)
- Heating system to be replaced (especially in the mountains where winter is long)
- Complete electrical compliance works (often necessary in older properties)
- Complete insulation (walls, loft, floors) to improve the EPC rating
- Non-compliant sanitation (septic tank to be upgraded or connection to mains drainage)

Should you renovate before selling?

The answer depends on the available budget, the time at your disposal, and the extent of the works required. For targeted works with a high return (kitchen, bathroom, joinery), renovating before selling can be worthwhile. For heavy works (structure, shell), it is often preferable to sell as-is with an adjusted price, based on quotes presented to buyers.

Transparency: the best ally of a seller with a property requiring works

Presenting quotes from local companies established before the sale allows negotiations to be framed and shows buyers that the discount has already been factored into the price. This transparency reassures and accelerates the purchase decision.
