Proximity to ski lifts or the village centre is often cited as a major factor of added value for a mountain chalet. In the reality of the Chamonix and Saint-Gervais market, the analysis is more nuanced — and some preconceived ideas deserve to be corrected.
Ski-in/ski-out: a real but variable premium
A chalet described as "ski-in/ski-out" — meaning directly accessible on skis from the slopes — does indeed benefit from a significant premium. Buyers who ski intensively (families with children, experienced skiers) place high value on this direct access, which means comfort and time savings.
In the Mont-Blanc valley, this advantage is generally quantified at between 10 and 25% premium compared to a property of the same quality but without direct ski access. The premium is at its highest when the chalet is a true ski-in/ski-out: you return on skis and set off again from your own door.
Proximity to ski lifts: a double-edged sword
Being a 5-minute walk from a gondola is a sought-after advantage. But being right at the foot of the lifts can generate nuisances (noise, flow of skiers, evening activity) that reduce the appeal of the property for buyers seeking tranquillity. "Lifestyle" buyers and UHNWI buyers seeking discretion often prefer convenient but not immediate access.
The village centre: the Chamonix / Saint-Gervais dichotomy
In Chamonix, the town centre is lively year-round and represents a clear advantage: walking access to restaurants, shops and transport. For international buyers who rent out their property for part of the year, this is a decisive rental argument.
In Saint-Gervais, the more dispersed structure of the territory (main village, Le Fayet, Saint-Nicolas-de-Véroce, Les Contamines) nuances the concept of "centre". Proximity to the village and its thermal baths remains valued, but less markedly so than in Chamonix.
Proximity to services: a growing criterion
Since the pandemic and the rise of alpine remote working, the quality of internet connection, proximity to a pharmacy, school or doctor have become purchase criteria for a new category of semi-permanent residents. This phenomenon adds value to well-located properties in serviced areas, to the detriment of isolated hamlets.
The location of your property, its ski access and its proximity to services are all criteria that MOMA Real Estate analyses precisely in every valuation.Contact us for a free, no-obligation assessment.
